1.   PRELIMINARIES:

  • Custom Architectural Plans.
  • Soil test and site levels.
  • Structural engineering plans and certificates with computations.
  • All required Council certificates.
  • Asset protection permits.
  • 6 Star energy rating certificate on best north orientation to the living, dining, kitchen and theater area.
  • Developers / Estate guideline approval.
  • Building permits and fees (excluding planning permit).

2.  SITE COSTS/CONNECTIONS:

  • Site costs and connection based on land size up to 700m2 and up to 300mm fall over building area, including rock and soil removal.
  • Temporary Building fencing.
  • Sediment – Silt Protections.
  • Temporary portable toilets.
  • Excludes electricity, gas and telephone, NBN consumer account openings and usage fees.
  • Storm water and sewer connection within building allotment of 700m2 blocks.
  • Any external work not in the land boundary will be extra and on easement if required.
  • Owner’s responsibility to have building Re-establishment survey pegs and land to be cleaned from any debris or soil.

3. FOUNDATION:

  • Thermally efficient Engineer Design concrete Waffle pool,slab (Site specific) to standard class H1/H2 soil classification.
  • Termite protection Part A (if required by authorities).
  • Termite protection Part B (if requires by authorities).

4.  EXTERNAL FEATURES:

  • Selection of category 1 Selkirk/PGH Bricks with natural colour raked rolled or flush mortar joints. (up to $800 per 1000 bricks)
  • Brickwork above garage opening and windows.
  • Concrete Mc Quire Roof tiles as per plan.

5.   INSULATION:

  • Draught weather seals to all external house accessed hinged doors.
  • Sisalation to external walls of the house (to residence only) to comply with 6 star energy rating requirements.
    • Wall: Up to 2.0 thermal insulation + Aluminium reflective foil.
    • Ceiling: Up to 4.0 Thermal insulation.

6.  INTERNAL FEATURES:

  • 2700mm high ceilings to single storey houses.
  • 55-90mm plasters Cove cornices.
  • Plaster board to ceiling and walls throughout, 67mm MDF skirtings and 67mm Architraves (Colonial or Bevelled Edge).
